Tenants renting process/costs Commitment Deposit: A holding deposit of one weeks rent will be required to commit to the property you wish to rent. No further viewings/deposits will be taken once your deposit has been received. The one week deposit will be fully refundable should the landlord decide not to proceed. The holding deposit will either be refunded back to you or with your consent can be put towards your tenancy first month’s advance rent or your security deposit. In the event you decide to withdraw once the offer has been accepted or provide false/misleading information, delay the process or fail the right to rent check your deposit will be forfeited Rent and Advanced payment: The tenant(s) will normally pay one month rent in advance (unless otherwise agreed by both you and the landlord) which will cover the first month’s rent. Following this the agreed monthly rent will be payable monthly until the end of the contract. A refundable Security Deposit: The tenant(s) will pay a refundable Security Deposit caped at no more than five weeks at the commencement of the tenancy and it is the landlord liability to ensure they register/protect the deposit within 30 days with an approved government scheme. Late Fees: You will pay interest on any payment of Rent not made, in the event of the tenant failing to pay the rent on the date it is due, the Tenant shall pay interest at the rate of 3% per annum above the Bank of England base rate on any rent remaining unpaid for more than 14 days after the day on which it became due. Replacement tenants and Changes to the tenancy agreement: The vacating tenant who wishes to replace themselves will be liable for a tenancy change charge of £50.00 or when requested by the tenant(s) for any additional changes required during the term including early termination. Keys cost: If a tenant loses a key/security device that requires a replacement, a default fee will be charged for an equivalent key/security device. Costs may vary depending on the key/device. Normally a new standard door key is between £3 / £10, a specialist door key is between £5 / £20 and a key fob could be up to £50. Tenants will be given a summary of the costs incurred along with an invoice/receipt for a replacement key/security device. If the agent/landlord are required to arrange the key/device to be replaced then costs which are normally £15PH will apply for their time to arrange this. If a tenant voluntarily requests additional keys or security devices, they will be charged for the cost/service. Maintenance costs may apply to the tenants for any damages caused by tenant’s negligence whether misuse or accidental. The tenant will pay a reasonable fee to cover the cost of the damage. Costs associated with any damage will vary depending on the nature of the damaged caused. The tenants will be given a summary and invoice/receipt for the damage repair costs. Early termination charge will apply and be capped at the landlord/agent’s loss incurred, costs which will be highlighted and normally include; marketing the property, further viewings, preparation of paperwork etc... If tenant(s) wish to terminate the contract during the fixed term all tenants will remain liable to pay the rent until the term expires or with the landlords consent until a suitable tenant(s) is found who is approved by our referencing company and is able to move in.
